What it involves

A turnkey house brings the whole build together under a single point of responsibility. We coordinate the project, permits, foundations, structure, building envelope and finishes, so you get a clear, documented build without having to manage separate trades yourself. It is a good fit for owners who live far away and need to follow the work remotely.

What's included

Setting out and ground preparation
Excavation and foundations per the soil study
Structure and external walls
Roof and waterproofing
Coordinated basic services (electrics, water, drainage)
Finishes to the agreed scope

The exact scope is defined in writing for each project. It does not include items that are not agreed.

When this service makes sense

Frequently asked questions

What does a turnkey house include, and what is left out?
The scope is set in writing for each project. It usually runs from ground preparation and foundations through to the agreed finishes, with one team coordinating everything. Items that are not agreed — for example furniture, appliances or landscaping — are excluded unless they are written into the quote.
Who takes care of the permits?
We can coordinate with the architect and technical specialists to prepare the documentation, but granting the licence is up to the local council. Each municipality has its own procedures, so this has to be checked for your specific case.
Can you give a first assessment from photos or video of the plot?
For an initial orientation, often yes. For a new house, though, defining the scope and a quote needs the project and, depending on the ground, a geotechnical study.
How is the scope agreed before work starts?
We work with a written contract, an indicative quote and an agreed scope before the build begins, so it is clear what is included, in which phases, and how any changes are handled.
Can you keep me updated if I own the property but live abroad?
Yes. We document progress with photos and video of each phase and can hold video calls to review milestones, so you can follow the build from a distance.

We'll give you an indicative quote and a clear scope before we start. The timeline and price depend on the project, the ground, the materials, the permits and the finishes.
