Renovation
Renovation of old houses and buildings: structural strengthening, envelope, services and finishes to bring a property back up to date while respecting its character.
We build to the technical project
Renovating means making an old property useful and safe again. We start by understanding its real condition — structure, damp, services — and prioritise what has to be resolved before the finishes. When the building calls for it, we coordinate with technical specialists.
- A prior assessment of the property
- A work plan by phases and priorities
- Execution documented with photos and video
- A technical project to suit the scope
- A licence from the council
- Prior studies where there are structural doubts
What's included
The exact scope is defined in writing for each project. It does not include items that are not agreed.
When this service makes sense

Stages of the work
Structural, electrical, gas and roofing work is high-risk and must be carried out by professionals in line with the technical project and regulations. We explain how we work; this is not a manual for doing it yourself.
Frequently asked questions
- Do you need a technical project to renovate a house?
- Works that require it must have a technical project and site supervision. If the scope includes structure or significant changes, one is normally needed; we review it for your case and municipality.
- Why do you start with an assessment?
- Because renovating well means understanding the real condition of the property — structure, damp, services — and prioritising what has to be resolved before the finishes. That reduces the uncertainties and lets the work proceed in an orderly set of phases.
- Does my building have to pass the technical building inspection (ITE)?
- In Catalonia, buildings are usually subject to the technical building inspection (ITE) from a certain age — generally 45 years — although the exact deadlines and requirements can vary. The inspection has to be carried out by an authorised technician; we can coordinate with them and carry out the resulting works.
- Can you modernise without losing the character of the house?
- Yes, that is one of the aims of a renovation. We prioritise solutions that respect the original character and adapt the finishes to the project and the owner's wishes.
- Can you keep me updated if I live far from the property?
- Yes. We document the work with photos and video and can hold video calls, so you can follow a renovation remotely with everything agreed in writing before work starts.
