What it involves
A terrace is a walkable roof: if water is not properly dealt with, leaks appear below. We address the falls, the waterproofing, the drainage and the paving so they work together. Walkable balconies and terraces are, in fact, external structural slabs: in addition to the surface finish, they depend on the waterproofing, the drainage and the condition of the structure beneath them. Structural condition cannot be confirmed from photographs; when there is any doubt, a technical assessment is needed.

Frequently asked questions
- Why do terraces develop leaks?
- Because a terrace or walkable balcony is, in effect, an external structural slab: if water is not properly managed, it can end up leaking into the spaces below. That is why we work on the falls, drainage, waterproofing and paving as a system rather than as separate elements; and if there is any doubt about the structure beneath, we bring in a technician.
- How often should the waterproofing be checked?
- No waterproofing lasts for ever: it ages with exposure, use and maintenance, and should be inspected periodically. We execute it carefully and with appropriate solutions so it performs durably, but we do not promise that no maintenance will ever be needed.
- Can just the paving be renewed without touching the waterproofing?
- Sometimes, but it is worth checking the condition of the waterproofing underneath first. Replacing only the paving without reviewing the water management can leave the underlying problem unresolved. We assess this before defining the scope.
- What about drainage and balustrades?
- The drainage and outlets are key to getting water off the terrace and preventing it from pooling; deteriorated drains can cause leaks. Balustrades and trim are resolved according to the project and safety requirements. We treat all of this as part of the terrace as a whole.
- Can I inspect an elevated terrace myself?
- We do not recommend handling elements at height on your own because of the risks involved. This work is carried out by personnel with the appropriate means and safety measures. If you notice leaks, you can describe the situation and send photos taken from a safe position.
